HOA and condo communities
Full exterior repaints phased building by building, with resident notices, parking coordination and a daily schedule the board can share. We meet with the board or manager before we start and walk each building with them when it's done.
Property management
Unit turnovers, common areas, hallways, exteriors and standing maintenance painting. One contact, one invoice format, and pricing that stays consistent across your portfolio.
Multi-family and apartments
Occupied or vacant. Our crews are employees with background checks, in uniform, in marked vans, and used to working around tenants.

Evening and weekend crews so you stay open. Low-VOC products, dust control, and clean, usable space the next morning. Warehouse and industrial coatings on request.

Walk-through
We measure, check substrate condition, note access and photograph problem areas. Usually within two days of your call.
Itemized bid
Quantities, products, prep scope and a building-by-building schedule. No vague line items.
Work
Notices go out, one lead painter is on site daily, and you get a short progress update each week.
Final walk & warranty
We walk it with you, fix the punch list, and hand over the product list for future touch-ups.

How do you handle residents during an HOA repaint?
We send notices before each building starts, tape off and cover cars and walkways, and give the board a schedule by building so residents know exactly which days affect them. A lead painter is on site every day and answers questions directly.
Can you work after hours or weekends for a business?
Yes. Offices, retail and restaurants are usually painted evenings or weekends so you stay open. We schedule around your hours and leave the space ready to use the next morning.
Do you provide a certificate of insurance and W-9?
Before the first day of work, automatically. We're licensed, bonded and insured in Washington and can name your association or management company as additional insured on request.
How are commercial jobs priced?
By an on-site walk-through, then an itemized bid with quantities, products and a schedule. We don't give ballpark numbers on commercial work because the prep and access vary too much building to building; the bid is free and usually back within two business days.
Do you offer a maintenance program?
Yes. For the properties we paint we set up scheduled pressure washing, gutter cleaning, touch-ups and roof treatment so the paint lasts and the property looks maintained year-round.
